What is included
Needs assessment
We review what you want to achieve, what the site and regulations allow, and what fits the budget. This becomes the design brief — the document every discipline will refer to later.
Building the team
We select the disciplines for the project: architect, mechanical and electrical engineers, fire protection, acoustics and anything else required. You know who everyone is and what they do — not just a faceless chain of subcontractors. A good architect is not decorative here: without one, structural logic and usable space never truly meet.
Permit documentation
The complete documentation required for the authority procedure, including coordination between disciplines. We can also handle the administration if requested.
Construction design and BIM
Every discipline works in one model. We identify clashes in 3D before anyone orders materials. The model is structured around how the contractor will use it — it is not merely a visualisation.
Design supervision and coordination
If requested, we stay involved on site. One condition applies: we only coordinate construction based on our own design. Someone supervising another designer’s work can only point at the drawings; we also accept responsibility for what they contain.
Four stages
Consultation
Requirements, site and budget. By the end, you know what can be built and approximately what it will cost.
Concept
Concept design and structural principle. This is where we determine the most economical route to the desired form.
Permit
Complete permit documentation, discipline coordination and authority administration.
Construction
Construction drawings, BIM model and clash detection. Design supervision and coordination are available if required.
What we tell you honestly at the outset
Fully monolithic reinforced-concrete structures are not our main field. We design concrete foundations and bracing cores, but if an entire building is monolithic concrete, we say so and bring in a specialist who works with it every day. It is better to clarify this before signing the contract.
Frequently asked questions
How is this different from general design led by an architectural practice?
The structure is part of the concept from the beginning rather than being added later. If a form requires a disproportionate amount of steel or concrete, we say so in the first week, not during construction design when changes are expensive.

No, but if you already have one, we work with them. We assemble the team for the project and integrate your architect or building-services engineer into the same shared model.

A model from which the contractor can order materials and assemble the building. Many models look good, but their connections are unresolved or their elements cannot be manufactured. We model the structure as it will actually be assembled on site.

No. Someone supervising another designer’s work can only say ‘according to the drawing’. If that drawing is wrong, that achieves nothing. We accept full responsibility for our own designs and correct them during construction if necessary.

It depends on the building type. Permit documentation for an industrial hall takes a few weeks, while construction design for a complex public building takes months. After the first consultation, we provide a realistic schedule rather than an optimistic one.
