General design

Designing a building takes many disciplines: architecture, structure, mechanical, electrical, fire, energy, and sometimes acoustics and transport.

With general design you do not have to coordinate them. One contract, one responsible party, and we assemble the team. What general design is.

How it differs from an architect’s general design

Section titled “How it differs from an architect’s general design”

With us the structure is part of the concept, not the result of a later discussion. If a form can only be built with a disproportionate amount of steel or concrete, we say so in the first week — not at detailed design, when changing it would be expensive.

We run the project with an engineering head, with a team assembled for it.

Needs assessment What you want, what the plot and the regulations allow, what fits the budget.
Team assembly We pick the disciplines for the project and show you who is who.
Permit design Full documentation for the authority procedure, with the administration if you want it.
Detailed design and BIM Every discipline in one model, with 3D clash detection.
Supervision, management If you want it — but construction management only on our own design.

Four stages: discussion → concept → permit → construction. The four stages.

Less than you would think: with slight exaggeration, the idea and the title deed. Input data.

Fully monolithic reinforced concrete is not our profile. What we do not take on.

General design does not mean more drawings but fewer contradictions. Its value lies in the mistakes that never happen.
